Granted with the upward trend in prices in the Central Okanagan, that defines many of us as "fixer uppers".. hopefully with some underlying charm and lots of potential!
As a first step, I always meet with my buyers for a buyer interview... where we go over some of the product currently available, different types of properties, preferred neighbourhoods, - and the pros and cons of those choices. I like to get to know as much about my clients as possible, what do you NEED in a home, and what are you WISHING FOR? It's the best feeling when I can help you find a property that has both!
I have a wealth of trusted allies to help on your quest for home ownership- great mortgage brokers, insurance brokers, lawyers and home inspectors, all who will explain those aspects of the purchase thoroughly when called upon.
A great opportunity for first time buyers is the often overlooked RRSP programme. While I am not a financial planner, I can explain the basics of this programme, which can save you thousands on your purchase. I can also refer you to an investment planner who can put your plan into action.
Once we start shopping, I pride myself on a slight case of real estate OCD... I am often the first one in the door of HOT new listings, as I check our MLS several times a day on a bargain hunt for clients trusting me with their purchase. I can even put your criteria right into the boards search engine, and enable a direct automatic email to you with new listings RIGHT when they hit the market... putting you well ahead of other buyers!
