Are all realtors created equal? Do we all do pretty much the same thing? The truth is often - yes. We all have access to the Multiple Listing Service. Once your home is placed on mls.ca it is on the largest, nationwide web site and marketing tool available. The MLS system is the uncontested most POWERFUL tool to sell your home, used to attract both co-operating brokers and potential buyers. If you were wanting to buy a house, why look anywhere else?

The difference when choosing an agent comes down to who you feel most comfortable working with. Bells and whistles aside (like a great web site :) what else does it take to make a home sellable?

After MLS exposure, price is paramount. It is so important in a level market, like the one we will likely be experiencing for the balance of this year and in the next few years, to know what your market value is, and to price your home within a competitive range. My opinion of value is well researched, and based on years of experience in all types of market conditions. My evaluations are backed up by facts; comparable sales, depreciated replacement cost assessments if required, and straight forward date appreciation with an originating value and allowances for improvements. Complicated? Occasionally. But the most important thing beside being comfortable with the professional you choose to represent you is choosing a price that doesn't leave you up at night worrying your giving away your "farm", or priced so out of the atmosphere that no one will even want to look!

Once the numbers are crunched, it's all about showabilty. I walk through all my listings as far in advance as possible to make recommendations to maximize your selling price, minimize your days on market and make the process as pain free as possible. We then come up with a realistic time frame, depending on your needs and we get to work! The first photo shoot is a team effort, I ask that you are ready for me with minimal clutter, and I personally tweak every room to make it photo ready to ensure you end up with the best pictures possible. These pictures will be on the internet and in your feature sheet. They can speak on your behalf to encourage buyers to view the home, and ease a bit of your discomfort if you get caught on a day when you aren't 100% ready and a qualified buyer wants to view. I empathize with all my sellers, having recently bought and sold with kids and pets. I know the discomfort of welcoming strangers into your home, often many times for weeks on end! The process requires excellent communication skills, realistic expectations and a personality that is always easy to approach.

Every home is unique, as is every home owner, and I consciously choose to do business that way; individual to individual. You will never go through a team of assistants to reach me with questions or concerns, and you aren't one of 100 files in my drawer.
